Document generation

DPA (authenticated private deed)

The documento particular autenticado (art. 375 of the Portuguese Civil Code) formalises the parties’ agreement in a property transaction. Propcheckr offers several templates by context: from an existing CPCV, deal with mortgage financing, or standalone DPA.

Multiple templates, fully customisable

The catalogue covers the most common real-estate DPA variants. Start from a Propcheckr template, duplicate it or use variants already approved by your organisation.

  • DPA from a CPCV already generated in the case
  • Sale and mortgage loan DPA (seller, buyer, bank)
  • Standalone DPA with no source CPCV in the case
  • Internal library: your agency’s templates and clauses

Urban planning and CPCV inheritance

When opening a DPA from a CPCV, the título urbanístico mention (DL 108/2026) and urban planning documents from the source case are inherited, no re-upload.

  • Automatic inheritance of CTU and título urbanístico from the CPCV
  • Same RJUE art. 4(14) mention in DPA templates
  • DPA checklist and compliance report with urban planning alerts

From case to DPA

  1. Open or create a DPA case

Create a dedicated DPA file or open it from an existing CPCV. Party and property data feed the document.

  2. Choose the DPA type

Pick the right variant in the catalogue (from CPCV, with mortgage or standalone). Sections are pre-filled when a source CPCV exists.

  3. Adapt or create your template

Adjust clauses, switch template or use an internal one. Customise the text before final generation.

  4. Complete files and generate

Upload documents required for authentication, check the checklist and generate the DPA. The document is ready for review and export.

Review before authentication

The DPA prepares the authenticated deed: your team validates content and supporting documents before any notarial or official step.
