Document generation

CPCV (promissory purchase and sale)

Propcheckr structures preparation of the contrato promessa de compra e venda from property and party information. Start from a context-appropriate template, adjust if needed, then generate the document.

Multiple templates, fully customisable

The catalogue offers several CPCV variants by situation (standard, mortgage, succession, company). You can also use your organisation’s templates or build a bespoke one.

  • Propcheckr variants: standard, with mortgage, succession, company transaction
  • Internal library: duplicate and adapt your agency’s templates
  • Clause-by-clause customisation before generation
  • Create a blank template for recurring use

Urban planning after DL 108/2026

Decree-Law no. 108/2026 strengthens the título urbanístico mention in contracts (RJUE art. 4(14)) and due diligence via the certidão de teor urbanístico (CTU). PropCheckr structures these obligations in the CPCV.

  • CTU and título urbanístico checklist at the property documents step
  • Mandatory a/b/c mention in the case file before CPCV generation
  • Pre-drafted legal clause, RJUE corpus in the editor, and compliance alerts

From case to document

  1. Open or create a sale case

Enter the property, sellers, buyers and deal context. Data then feeds the contract fields.

  2. Choose the CPCV type

Pick the closest template in the catalogue (standard, mortgage, etc.). Propcheckr pre-fills sections from the case.

  3. Adapt or create your template

Edit clauses, switch to an internal variant or start from a custom template. You keep control of the text before export.

  4. Generate and export

Run generation: the document is built from the template and up-to-date data. Review, validate internally, then export for the next transaction step.

Human validation

Generation assists drafting; review and the final decision stay with your team, in line with your professional responsibility.
